CITY OF SOUTH BEND <br />PETITION FOR REAL PROPERTY TAX ABATEMENT CONSIDERATION <br />The undersigned owner(s) of real property, located within the City of South Bend, <br />hereby petition the Common Council of the City of South Bend for real property tax <br />abatement consideration and pursuant to I.C., 6-1.1-12.1-1, et se .and South Bend <br />Municipal Code Sec. 2-76 et seq., for this petition states the following: <br />Describe the proposed redevelopment or rehabilitation project, including <br />information about physical improvements to be made, the proposed use of the <br />improvements, and a general statement as to the importance of the project to <br />your business: <br />The Trio's proposed site is located in the heart of downtown South Bend at 129 <br />North Michigan St. Currently the building is office space that has been vacant <br />for more than six years. Under the proposed project plan, the 8,100 sq. ft first <br />floor will be converted to a restaurant, jazz club, and banquet/private meeting <br />space. The 900 sq. ft. mezzanine area will remain office space and the basement <br />will be used for a prep kitchen, inventory storage and employee changing rooms. <br />The building's interior will be demolished to allow for construction of the new <br />facility. Major upgrades/replacements of roof, HVAC, electrical and plumbing <br />systems are required due to age and deterioration. The redevelopment project is <br />a maj or requirement to reconfigure the space to accommodate the current <br />business plan. <br />Land Size .17 acres; Building Size 14,605 sq.ft. <br />2. Describe the overall nature of the business and of the operations occurring at <br />the Property (attach additional sheet if more space is needed): <br />Trio's will be a restaurant and jazz club that provides a unique combination of <br />excellent food, exceptional service, and high-quality jazz entertainment in an <br />upscale atmosphere. It will be designed to hold over 320 patrons in the three <br />guest areas during peak business periods. In addition to the three guests areas, <br />Trio's will also have kitchen and office spaces. The restaurant area will hold <br />up to 124 guests; the jazz club will seat up to 90; and the banquet/private <br />meeting facility will accommodate up to 110 guests in a single, large room that <br />can be partitioned into three rooms for smaller events. <br />(Rev 10/23/06) <br />
