ORDINANCE NO. ~ ~ ~" ~ 1 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY <br />LOCATED AT 921 NORTH BENDIX DRIVE, SOUTH BEND, IN 46628, <br />COUNCILMANIC DISTRICT 2 IN THE CITY:OF SOUTH BEND, INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />The property is currently zoned "CB" Community Business District. The south portion of the <br />parcel which has a current tax identification number of 18-2191-7192 is a part of the LaSalle <br />Square area and .is currently anchored by the Faith Apostolic Ministries. A northern part of the <br />property which has frontage along Ardmore Trail is proposed to be rezoned to "MF2" High- <br />Density Multifamily District for the development of a multifamily residential development. The <br />development is proposed to be an independent living senior facility. <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City of South <br />Bend, Indiana as follows: <br />SECTION 1. Ordinance No. 9495-04, is amended, which ordinance is commonly known as the <br />Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in <br />order that the zoning classification of the following described real estate in the City of South <br />Bend, St. Joseph County, State of Indiana: <br />A PART OF NORTHEAST QUARTER OF SECTION 4, TOWNSHIP 37 NORTH, <br />RANGE 2 EAST, PORTAGE TOWNSHIP, ST. JOSEPH COUNTY, INDIANA, BEING <br />MORE PARTICULARLY DESCRIBED AS FOLLOWS: <br />COMMENCING AT THE SOUTHEAST CORNER OF THE SAID NORTHEAST <br />QUARTER; THENCE NORTH 00 DEGREES 00 MINUTES 00 SECONDS EAST <br />(RECORD), A DISTANCE OF 11.80 FEET (RECORD); THENCE NORTH 89 <br />DEGREES 19 MINUTES 44 SECONDS WEST (RECORD), A DISTANCE OF 60.00 <br />FEET (RECORD) TO THE NORTHWEST INTERSECTION OF THE RIGHTS-OF- <br />WAY OF BENDIX DRIVE AND PRAST BOULEVARD, SAID RIGHTS OF PUBLIC <br />ACCESS AND THOROUGHFARE BEING DEDICATED IN PLAT BOOK 13, PAGES <br />68-69, IN THE OFFICE OF THE RECORDER OF ST.
