Nimtz Parkway <br /> Jurisdiction: City of South Bend <br /> Public Hearing Date: 5/21/2013 <br /> Requested Action: <br /> The petitioner is requesting a zone change from LI Light Industrial District to 0 Office <br /> District to allow uses permitted in the 0 Office District <br /> Land Uses and Zoning: <br /> On site: On site is vacant land zoned LI Light Industrial District. <br /> North: To the north is the Indiana Toll Road. <br /> East: To the east is the Indiana State Police Office. <br /> South: To the south is vacant land zoned 0 Office District and Blackthorn Golf <br /> Course Zoned LI Light Industrial District. <br /> West: To the west is a multi-tenant office building zoned LI Light Industrial <br /> District. <br /> District Uses and Development Standards: <br /> The 0 Office District is established to promote the development of: general office uses <br /> and complexes; professional health care uses and complexes; limited public and semi- <br /> public uses; and, other uses which are generally compatible in physical appearance and <br /> service requirements to office uses. The potential for the development of multifamily <br /> dwellings is also provided. The 0 District is intended for areas with easy access and high <br /> visibility from primary transportation routes. <br /> Site Plan Description: <br /> The site consists of Lots 6, 7, and 8 of the Blackthorn Corporate Park Minor Subdivision. <br /> All three lots are currently vacant and total 17.67 acres. Perimeter setbacks are established. <br /> Zoning and Land Use History And Trends: <br /> This property was zoned 0 Office in 2004 when the current zoning ordinance took effect. <br /> It was rezoned to LI Light Industrial in 2005. <br /> Traffic and Transportation Considerations: <br /> Nimtz Parkway is a four lane road. Crescent Circle is a two lane road. <br /> Utilities: <br /> The site will be served by municipal water and sewer. <br /> Agency Comments: <br /> The County Surveyor has no objections. The City Engineer has no objections provided <br /> there are no buildings constructed over the sanitary sewer located on Lot 8.
