10) If applicable,a detailed description and purpose of the Special Exception(s)being requested: In addition to the <br /> uses allowed in OB Office Buffer, we are requesting an exception to OB to also allow personal services uses, <br /> including hair salons and nail salons. Although the property is well suited for a variety of office uses, it is currently <br /> configured for use as a hair salon, we need to keep it open for personal services uses as well to have a greater <br /> chance of obtaining a tenant or a sale to EITHER office or personal services users. <br /> 11) A statement on how each of the following standards for the granting of a Special Exception is met: <br /> (a) The proposed use will not be injurious to the public health, safety,comfort,community moral <br /> standards,convenience or general welfare: Granting the personal services uses will not be injurious as <br /> that it what it is currently approved for. <br /> (b) The proposed use will not injure or adversely affect the use of the adjacent area or property values <br /> therein: Granting the personal services uses will not be injurious as that it what it is currently <br /> approved for. <br /> (c) The proposed use will be consistent with the character of the district in which it is located and the land <br /> uses authorized therein; and: It will be consistent because it is already approved for a hair salon. <br /> (d) The proposed use is compatible with the recommendations of the City of South Bend Comprehensive <br /> Plan.It is already approved for use as a hair salon/LB. <br /> 12) In the case of a Special Exception,the petitioner shall be held to the representations made on the Preliminary <br /> Site Plan. <br /> 13) Applications for subdivisions should be obtained from the office of the Area Plan Commission. <br /> 14) Attached,and made a part of this PETITION, is: <br /> (a) a list of names and addresses of all property owners, and the tax key numbers for all properties within <br /> 300 feet of <br /> the petition property; <br /> (b) addressed, stamped envelopes for all property owners within 300 feet of the petition property. <br /> CONTACT PERSON: <br /> Janice Hensel <br /> 2477 Lake Street <br /> Niles, Ml 49120 <br /> 574-298-4319 <br /> jdhense187@gmail.com <br /> Si:, ature(s)of all property owner(s), or signature of Attorney for all property owner(s): <br /> u _< — <br /> 1 t <br /> z'o'Lecii 1 C10!k'S Office. <br /> LCITY CLERIC,50lf- +1 I;c'`:0,IN <br /> ______ <br />
