Portage Ave. is considered one of the main corridors that bring people into Downtown South Bend, and as such many people see this vacant former gas station on a daily basis, `contributing to the negative image of the surrounding area for more than 20 years. This property was located across Portage Ave. from an underutilized and dilapidated commercial structure, until 2006, when the City of South Bend purchased and demolished the commercial buildings. It is anticipated that this land will be developed as single family housing, however being located across from 821 Portage Ave, in its current state, does not strengthen the potential for the development of the area. Even though this would be an investment on private property, the removal of the underground storage tanks will help facilitate the private development of this property, which will have a positive impact on the future development across the street and will ultimately improve the overall image of Portage Avenue and the surrounding neighborhood.
