SITE DESCRIPTION <br /> No survey was provided to the Appraiser, and the information concerning the lot <br /> dimensions is based on the legal description. According to the legal description, the <br /> dimensions are basically 101.5' x 144.1' with an exception of.012 acres. My calculations <br /> would indicate that the site contains 44,553 sq. ft. or 1.02 acres. <br /> The building is located at the southern end of the property, and the entire northern <br /> end of the property consists of an asphalt paved parking lot. There are paved sidewalks on <br /> the east and south sides of the lot. <br /> The terrain is level and slightly above the grade of Western Avenue and Olive <br /> Street. There are no apparent drainage problems. Since the property is located within the <br /> City Limits,it is served by City water, sewer, gas and electricity. <br /> The site appears to be adequate to serve the building, as well as the parking <br /> requirements of its present occupant. <br /> No information was provided to the Appraiser concerning the underlying strata. The <br /> building has been here since the turn of the century with no apparent settling or sinking,and <br /> it is therefore presumed that the underlying strata is of a good stable nature. <br /> { <br /> 11 <br />
