HIGHEST AND BEST USE
The Highest and Best Use(or most profitable use) is that use which is most likely to
produce the greatest net return to the land and/or the building for a given period of time.
Only those uses which are natural, probable, legally permissible (unless a strong possibility
of change is evident),and are reasonably in demand have been considered.
This is a unique property in that the original building was a horse barn for the Singer
Sewing Machine Manufacturing Company in the late 1800s or early 1900s. This original
part of the property was remodeled and added on to in order to make a private club.
The building contains 12 bowling alleys; a large bar, and a large seating area on the
first floor. The second floor also contains a large area that they rented out for wedding
receptions or similar functions.
The building could be utilized as a bar/restaurant, but there is no question that the
Highest and Best Use that would utilize the facility to its fullest would be its present use as
a private club.
6
