However, only the sales <br /> comparison and cost approach are developed. Buyers predominantly purchase buildings <br /> for owner occupancy in this market and not income production. <br /> This is a summary report. <br /> To complete this report the following was done: <br /> • The legal description, site size, building ages, and parcel number are from the assessor's <br /> property record card. <br /> • The building size is estimated using appraiser measurements. <br /> • Building heights are estimated while at the site. <br /> • Zoning information is from the St. Joseph County Building Department,via GIS web- <br /> site. <br /> • Aerial maps are from the Bing.com and GIS. A plat map is shown in this report from the <br /> County Auditor. <br /> • Marshall Valuation Service was used to estimate replacement costs for the <br /> improvements on the site. <br /> • The Appraiser database,MLS, and loopnet were searched for comparable land sales and <br /> improved sales. <br /> The bowling equipment is not included in this report. <br /> 4 <br />
