CITY OF SOUTH BEND, INDIANA <br />FISCAL PLAN FOR THE <br />ANNEXATION OF THE PROPERTY LOCATED AT THE SOUTHEAST CORNER OF THE <br />INTERSECTION OF JACKSON AND IRONWOOD ROADS <br />INTRODUCTION <br />The following Fiscal Plan, developed through the cooperative efforts of <br />the City of South Bend's Controller's office, Department of Public Works, <br />Police Department, Fire Department, Department of Neighborhood Code <br />Enforcement, and the Department of Public Parks, represents the City's <br />policy for the annexation of the property located at the southeast corner <br />of the intersection of Jackson and Ironwood Roads (hereinafter, <br />"Annexation Area "). <br />This annexation meets the statutory contiguity requirements. <br />I. LOCATION <br />The Annexation Area is located in the Northwest Quarter of Section 32, <br />Township 37 North, Range 3 East, Penn Township, St. Joseph County, <br />Indiana at the southest corner of the intersection of Jackson and <br />Ironwood Roads. A Legal Description of the Annexation Area is attached <br />as Exhibit 1. A map of the Annexation Area is attached as Exhibit 2. <br />There are 100.06 acres of land within the Annexation Area. <br />II. EXISTING LAND USE <br />The Annexation Area is currently vacant land. <br />III. PROPOSED DEVELOPMENT <br />Relative Real Estate Management, Inc. proposes to develop the 100.06 acre <br />Annexation Area into 345 lots for single - family homes. There will be <br />17,050 linear feet of roadway and 23.25 acres of dedicated right -of -way. <br />The extension of Municipal facilities located approximately at the corner <br />of Jackson and Ironwood Roads will be service this subdivision. All <br />surface drainage is to be handled through the use of retention basins <br />located throughout the proposed subdivision in compliance with the City of <br />South Bend Subdivision Standards. <br />Relative Real Estate Management, Inc. will provide all streets, street <br />lighting, water facilities, sewers, and stormwater drainage facilities <br />throughout the Annexation Area. <br />
