CITY OF SOUTH BEND, INDIANA <br />FISCAL PLAN FOR THE <br />ANNEXATION OF THE PROPERTY LOCATED NEAR THE SOUTHEAST CORNER OF THE <br />INTERSECTION OF MIAMI AND KERN ROADS <br />;�Tt a OU <br />The following Fiscal Plan, developed through the cooperative efforts of the <br />City of South Bend's Controller's Office, Department of Public Works, Police <br />Department, Fire Department, Department of Neighborhood Code Enforcement, and <br />the Department of Public Works, represents the City's policy for the annexation <br />of the property located near the southeast corner of the intersection of Miami <br />and Kern Roads (hereinafter, "Annexation Area "). <br />This annexation meets the statutory contiguity requirements. <br />I. LOCATION <br />The Annexation Area is located in the Northwest Quarter of Section 6, Township <br />36 North, Range 3 East, Center Township, St. Joseph County, Indiana near the <br />southeast corner of the intersection of Miami and Kern Roads. A Legal <br />Description of the Annexation Area is attached as Exhibit 1. A map of the <br />Annexation Area is attached as Exhibit 2. There are 78.22 acres of land within <br />the Annexation Area. <br />II. EXISTING LAND USE <br />The Annexation Area is currently vacant land. <br />III. PROPOSED DEVELOPMENT <br />Southfield, Inc. proposes to develop the site for 75 single - family residences, <br />108 duplex residences, and a multi - family facility for senior citizens which <br />will have 280 private apartments and common areas for dining and other <br />services. There will be 11,000 linear feet of dedicated roadway. <br />The extension of Municipal facilities located immediately north of the project <br />will service this subdivision. All surface drainage is to be handled through <br />the use of retention basins located throughout the proposed subdivision in <br />compliance with the City of South Bend Subdivision Standards. <br />Southfield, Inc. will provide all streets, street lighting, water facilities, <br />sewers, and stormwater drainage facilities throughout the Annexation Area. <br />
