CITY OF SOUTH BEND, INDIANA FISCAL PLAN FOR THE ANNEXATION OF THE PROPERTY LOCATED NEAR THE SOUTHEAST CORNER OF THE INTERSECTION OF MIAMI AND KERN ROADS ;�Tt a OU The following Fiscal Plan, developed through the cooperative efforts of the City of South Bend's Controller's Office, Department of Public Works, Police Department, Fire Department, Department of Neighborhood Code Enforcement, and the Department of Public Works, represents the City's policy for the annexation of the property located near the southeast corner of the intersection of Miami and Kern Roads (hereinafter, "Annexation Area "). This annexation meets the statutory contiguity requirements. I. LOCATION The Annexation Area is located in the Northwest Quarter of Section 6, Township 36 North, Range 3 East, Center Township, St. Joseph County, Indiana near the southeast corner of the intersection of Miami and Kern Roads. A Legal Description of the Annexation Area is attached as Exhibit 1. A map of the Annexation Area is attached as Exhibit 2. There are 78.22 acres of land within the Annexation Area. II. EXISTING LAND USE The Annexation Area is currently vacant land. III. PROPOSED DEVELOPMENT Southfield, Inc. proposes to develop the site for 75 single - family residences, 108 duplex residences, and a multi - family facility for senior citizens which will have 280 private apartments and common areas for dining and other services. There will be 11,000 linear feet of dedicated roadway. The extension of Municipal facilities located immediately north of the project will service this subdivision. All surface drainage is to be handled through the use of retention basins located throughout the proposed subdivision in compliance with the City of South Bend Subdivision Standards. Southfield, Inc. will provide all streets, street lighting, water facilities, sewers, and stormwater drainage facilities throughout the Annexation Area.
