GENERAL DEVELOPMENT STANDARDS <br />FOR THE RENAISSANCE DISTRICT PUD <br />Permitted Uses: <br />A. Primary uses: All rip •mart' uses permitted in the "SF2" Single Family and Two Family District, <br />"LB" Local Business District, "CB" Community Business District, "CBD" Central Business <br />District, "GB" General Business District, "LI" Light Industrial District and the General Industrial <br />District as per City the Zoning Ordinance as amended. <br />B. Special Exceptions allowed under the "SF2" Single Family and Two Family District, "LB" Local <br />Business District, "CB" Community Business District, "CBD" Central Business District, "GB" <br />General Business District, "LI" Light Industrial District and the "GI" General Industrial District as <br />per the City Zoning Ordinance, as amended. Approval of Special Exceptions shall be per the City <br />Zoning Ordinance, as amended. <br />Development <br />Standards: <br />A. <br />PUD frontage along a public street .............................. ............................... <br />50 feet <br />B. <br />Minimum Front -yard Setback: <br />1. Accessory Uses, Buildings and Structures shall comply with the General Regulations for the <br />district in which the use first applies in the South Bend Zoning Ordinance, with the following <br />exceptions: <br />1. No landscape screen required around trash enclosure. <br />2. Trash Dumpster area may be accessed through an existing parking space. <br />B. Temporary Uses, Building and Structure shall comply with the General Regulations for the district <br />in which the use first applies in the South Bend Zoning Ordinance. <br />Utilities and Drainage: <br />A. Buildings shall be connected to municipal sanitary sewer and waterlines. <br />B. All surface drainage created by this project shall be mix of retained on -site runoff and controlled <br />released runoff, if allowed and as approved by the City Engineering Department. <br />
