a). Existing Free - standing sign on McKinley Avenue shall be allowed to remain, fixed and <br />repaired as needed to maintain structural integrity. Copy area on said existing <br />sign may be changed. Existing sign may be located no closer than 9 feet to the public right -of -way <br />of McKinley Avenue Road as shown. Any new signs shall be permitted per by City zoning sign <br />ordinances. <br />b). Allowed sign display area for the existing Free - standing sign on McKinley Avenue may remain. <br />Any additional increase shall not be allowed without proper approval as required by City zoning sign <br />ordinances. <br />c). Existing Free - standing sign on Hickory Road shall not be increased in height without proper <br />approval as required by City zoning sign ordinances. <br />14). Variances to the General Development standards established by the PUD Ordinance for this <br />development, may be approved by the Area Board of Zoning Appeals. <br />15). All lighting for this PUD shall be as required by City ordinances. <br />16). This PUD is subject to reciprocal easements between adjacent properties which allow for ingress - <br />egress for vehicles and utilities including but not limited to sewer, water, storm, electric, gas, phone <br />and cable to service existing and future development. <br />17). All vehicles stored or displayed on property shall have access to an interior access drive. <br />18). Executive Director of the Area Plan Commission shall have authority to determine that any changes <br />requested to the PUD is considered a "Major" or "Minor" change. Major changes shall require the <br />PUD to be reapproved as required by the City's rezoning process. <br />SUBDIVISION STANDARDS WITHIN THE HICKORY ROAD PUD GENERAL NOTES: <br />1). Interior lots will not require a minimum frontage along a dedicated improved public right -of -way. Any <br />interior lot without public street frontage will require a minimum 22 ft. wide ingress - egress easement to a public <br />right -of -way. <br />2). Minimum interior side and rear yard building setbacks may be as small as 0 feet. Parking spaces may <br />encroach into east side yard setbacks to a point no closer than 5 feet to the PUD boundary property line. <br />3). PUD boundary setbacks shall be as stated in developmental guidelines and shall be adhered to for any <br />proposed subdivision lot. <br />4). Lots shall contain recorded reciprocal access, utility, drainage and parking easement agreements to allow <br />ingress - egress over each lot to access adjacent public streets. Parking required per PUD development standards <br />can be on adjacent lots within the PUD project boundary. Drainage can be located over lot lines within PUD <br />boundary.
