GENERAL NOTES FOR DEVELOPMENT STANDARDS <br />FOR THE MC KINLEY FAIR II PUD <br />1). Uses allowed in PUD: <br />a). All uses permitted in the "SFI" & "SF2" Single Family and Two and Two Family Residential <br />Districts, "MFI" Urban Corridor Multifamily District, "MF2" High Density Multifamily District, <br />"LB" Local Business, "CB" Community Business and "GB" General Business Districts, including <br />Mini (Self - storage) Warehousing as per City Zoning Ordinance. <br />b). Outside storage of vehicles, SUV's, Recreational Vehicles, Boats, Trucks of 2 tons or less. <br />City Building Commissioner shall be allowed to make an interpretation of vehicle types not <br />Listed, for being permitted in PUD. <br />c). Special Exceptions allowed under the "SFI" & "SF2" Single Family and Two and Two Family <br />Residential Districts, "MF 1" Urban Corridor Multifamily District, "MF2" High Density Multifamily <br />District, "LB" Local Business, "CB" Community Business and "GB" General Business Districts <br />Approval of Special Exceptions shall be per the City Zoning Ordinance. <br />2). Development Standards for PUD Permitted uses: <br />a). All Development standards per the City Zoning Ordinance shall be adhered to unless noted below in <br />"Development Exceptions" and "Additional General Development Notes ". <br />b). Development Exceptions: <br />1. The area of outside storage as allowed per the "GB" General Business District shall be limited to an <br />area within the PUD that is 200 feet south of the north PUD Boundary line, 200 feet east of the west <br />PUD Boundary line, 560 feet an north of the right -of -way line of McKinley Avenue and 5 feet west <br />of the east line of the PUD Boundary. <br />2). "GB" General Business uses other than outside storage areas shall be located a minimum of 225 feet <br />north of the right -of -way line of McKinley Avenue, and a minimum of 100 feet from the west and <br />north line of the PUD Boundary. All other required development standards as noted in 2(a) above <br />shall be meet. <br />3). "SFI" Single Family and Two Family Residential District uses for dwelling units shall be limited to <br />a maximum of five (5) units per acre. <br />4). "SF2" Single Family and Two Family Residential District uses for dwelling units shall be limited to <br />a maximum of ten (10) units per acre. <br />5). "MFl" Urban Corridor Multifamily Residential District uses for dwelling units shall be limited to <br />a maximum of ten (30) units per acre and a maximum height of 55 feet or four (4) stories. <br />6). "MF2" High Density Multifamily Residential District uses for dwelling units shall be limited to <br />a maximum of ten (30) units per acre and a maximum height of 55 feet or four (4) stories. <br />3). Additional General Development Notes for PUD Permitted uses: <br />a). All interior parking lots /driveways shown shall be paved with a durable, hard dust - <br />free surface. <br />b). Exterior maintenance on all buildings and structures shall be provided by the property <br />owner(s). <br />c). All Buildings shall be connected to municipal sanitary sewer and waterlines. <br />d). All surface drainage created by this project shall be mix of retained on -site runoff and <br />controlled released runoff, if allowed and as approved by the City Engineering <br />Department. <br />1 of 3 <br />
