ATTACHMENT V <br />,yM • IY. c�u• hD 1UA <br />FISCAL PIAN FOR THE <br />• ia�• a�• • •emu• ••••. <br />INTRODUCTION <br />The following Fiscal Plan, developed through the cooperative efforts of the <br />City of South Bend's Controller's Office, Department of Public Works, Police <br />Department, Fire Department, Department of Neighborhood Code Enforcement, and <br />the Department of Public Works, represents the City's policy for the annexation <br />of the property located near the intersection of Hepler and Hickory Roads <br />(hereinafter, "Annexation Area "). <br />This annexation meets the statutory contiguity requirements. <br />I. IACATION <br />The Annexation Area is located in the Southeast Quarter of the Northeast <br />Quarter of Section 32, Township 38 North, Range 3 Fast, Clay Township, St. <br />Joseph County, Indiana near the intersection of Hepler and Hickory Roads. A <br />Legal Description of the Annexation Area is attached as Exhibit 1. A map of <br />the Annexation Area is attached as Exhibit 2. There are 23.56 acres of land <br />within the Annexation Area. <br />II. EXISTING LAND USE <br />The Annexation Area is currently vacant land. <br />III. PROPOSED DEVELOPMENT <br />Miller Builders, Inc. proposes to develop the Annexation Area into 82 lots for <br />single - family homes. There will be 3,250 linear feet of dedicated roadway. <br />The extension of Municipal facilities located approximately 600 feet west of <br />the Annexation area will service this subdivision. All surface drainage is to <br />be handled through the use of retention basins located throughout the proposed <br />subdivision in =npliance with the City of South Bend Subdivision Standards. <br />Miller Builders, Inc. will provide all streets, street lighting, water <br />facilities, sewers, and stormwater drainage facilities throughout the <br />Annexation Area. <br />
