Rasul <br />Location: 1221 Miami Street <br />Jurisdiction: City of South Bend <br />Public Hearing Date: 4/21/2015 <br />Requested Action: <br />The petitioner is requesting a zone change from MFl Urban Corridor Multifamily District <br />to SF2 Single Family & Two Family District. <br />Land Uses and Zoning: <br />On site: On site is a two- family home. <br />North: To the north are multi- family homes zoned MFI : Urban Corridor <br />Multifamily District. <br />East: To the east across Miaimi Street is a vacant commercial building and a <br />residential building with a large accessory structure zoned LB: Local <br />Business District. <br />South: To the south is a multi - family home zoned MF1: Urban Corridor <br />Multifamily District. <br />West: To the west is a vacant lot zoned CB: Community Business District. <br />District Uses and Development Standards: <br />The SF2 District is established to protect, promote and maintain the development of single <br />family dwellings and two family dwellings in the urban core of the City of South Bend as <br />well as to provide for limited public and institutional uses that are compatible with an <br />urban residential neighborhood. The availability of public facilities (e.g., public water, <br />public sanitary sewer, storm sewer, natural gas, electricity, telephone, etc.) is required for <br />development within this district. <br />Site Plan Description: <br />Rezonings and petitions to SF2 do not require a site plan. <br />Zoning and Land Use History And Trends: <br />Prior to adoption of the current zoning ordinance in 2004, this property was zoned B: <br />Residential. <br />Traffic and Transportation Considerations: <br />Miami Street has four lanes. <br />Utilities: <br />This property is served by municipal sewer and water. <br />Agency Comments: <br />The City Engineer, County Surveyor, and The South Bend Department of Community <br />Investment recommend approval. <br />Commitments: <br />The petitioner is not proposing any written commitments. <br />APC # 2736 -15 Page 1 oft <br />
