Ironwood North Annexation Area - Fiscal Plan 6 <br />K. Comparable Area <br />The area located north of State Road 23, South of Vaness Street, North of Edison Road and East <br />of Ivy Road, is comparable to the Annexation Area in terms of its topography, patterns of land <br />use, and population density. This comparable area, within Census Tract 113.01, Blocks 518 and <br />519A, is zoned and used for residential, business, and commercial purposes, as is the Annexation <br />Area. <br />Annexation Area <br />Topography: Flat to moderately sloping <br />Land Use: Commercial & multi - family <br />Zoning: `B "Business <br />"C" Commercial" <br />"R -2" Residential <br />Density: @ 10 persons /acre <br />Comparable Area <br />Flat to moderately sloping <br />Commercial & multi - family <br />"C -1" Commercial <br />"C" Commercial <br />"B" Residential <br />@ 18 persons /acre <br />The City will provide services to the Annexation Area in a manner equivalent in standard and <br />scope to those provided within the comparable area. <br />L. Hiring Plan <br />It is anticipated that this annexation will not result in the elimination of jobs for employees of any <br />other governmental entities. <br />SECTION III. MUNICIPAL SERVICES <br />A. Public Works <br />Existing Sanitary Sewer Location <br />Hepler Street 8 -inch gravity from the second lot east of Willis to George Street; 4- <br />inch forced main from George Street to Ironwood. <br />Ironwood Drive 12 -inch gravity main. <br />State Road 23 10 -inch gravity main that terminates approximately 240' south of the <br />intersection of Vaness Street. <br />Sewage from all developed property within the annexation area, with the exception of the Access <br />Home Medical Supply building at 18191 State Road #23, is discharged into the sewage works of <br />the City of South Bend. The provision of sewer service to the St. Joseph Medical Supplysite will <br />require extending the sewer line located in State Road #23 approximately 240 feet, installing a <br />
