Annexation Area adjacent the Annexation Area and within the City, are subject to the ordinances and standards of the City; development of the Annexation Area is subject to the ordinances and standards of St. Joseph County. The ordinances and development standards of the City and of St. Joseph County are not identical, nor are they necessarily compatible. Since the Annexation Area is contiguous to the City yet subject to different development standards, zoning and other ordinances, planning for the development of the City in this vicinity is inherently more difficult and potentially frustrated. The Annexation Area, therefor, is needed and can be used by the City for development, and is a natural and logical extension of the City boundary. SECTION II. GENERAL DATA A. Location The Annexation Area is generally located at the northeast corner of State Road #23 and New Energy Drive. An Annexation Map, Map 1, can be found in the Appendix. B. Legal Description The Annexation Area is part of the Northwest Quarter of Section 22, Township 37 North, Range 2 East, Portage Township, St. Joseph County, Indiana. A complete legal description for the Annexation Area can be found in the Appendix, Table 1. C. Contiguity. The Annexation Area is at least one - fourth 1/4 (25 %) contiguous to the current City of South Bend limits: Contiguous Non - Contiguous Total 7159.1 feet 2216.1 feet 9375.2 feet 76.4% 23.6% 100.00% D. Size and Topography The Annexation Area is approximately 50.7 acres. The area is relatively flat. E. Buildings and Land Use There is one structure on the site, a storage -type building. The remainder of the site is vacant.
