Annexation Area <br />adjacent the Annexation Area and within the City, are subject to the ordinances and standards of <br />the City; development of the Annexation Area is subject to the ordinances and standards of St. <br />Joseph County. The ordinances and development standards of the City and of St. Joseph County <br />are not identical, nor are they necessarily compatible. Since the Annexation Area is contiguous to <br />the City yet subject to different development standards, zoning and other ordinances, planning for <br />the development of the City in this vicinity is inherently more difficult and potentially frustrated. <br />The Annexation Area, therefor, is needed and can be used by the City for development, and is a <br />natural and logical extension of the City boundary. <br />SECTION II. GENERAL DATA <br />A. Location <br />The Annexation Area is generally located at the northeast corner of State Road #23 and New <br />Energy Drive. An Annexation Map, Map 1, can be found in the Appendix. <br />B. Legal Description <br />The Annexation Area is part of the Northwest Quarter of Section 22, Township 37 North, Range 2 <br />East, Portage Township, St. Joseph County, Indiana. A complete legal description for the <br />Annexation Area can be found in the Appendix, Table 1. <br />C. Contiguity. <br />The Annexation Area is at least one - fourth 1/4 (25 %) contiguous to the current City of South Bend <br />limits: <br />Contiguous Non - Contiguous Total <br />7159.1 feet 2216.1 feet 9375.2 feet <br />76.4% 23.6% 100.00% <br />D. Size and Topography <br />The Annexation Area is approximately 50.7 acres. The area is relatively flat. <br />E. Buildings and Land Use <br />There is one structure on the site, a storage -type building. The remainder of the site is vacant. <br />
