EMRO I NDCU Annexation Area -Fiscal Plan <br />K. Comparable Area <br />The area located due west of the Annexation Area, between Ironwood Road and Sampson Street <br />(extended) on either side of Ireland Road, is comparable to the Annexation Area in terms of its <br />topography, patterns of land use, and population density. This comparable area is zoned and used <br />for office, business, and commercial purposes, as is the Annexation Area. <br />Annexation Area <br />Topography: Flat to moderately sloping <br />Land Use: Commercial & Office <br />Zoning: "O /B "Office /Business <br />"O" Office <br />"C" Commercial <br />Density: @ 0 persons /acre <br />Comparable Area <br />Flat to moderately sloping <br />Commercial & Office <br />"O" Office <br />"C" Commercial <br />@ 0 persons /acre <br />The City will provide services to the Annexation Area in a manner equivalent in standard and <br />scope to those provided within the comparable area. <br />L. Hiring Plan <br />It is anticipated that this annexation will not result in the elimination of jobs for employees of any <br />other governmental entities. There has been no response from Centre and Penn Townships that <br />Township employees will be eliminated as a direct result of the Annexation. <br />SECTION III. MUNICIPAL SERVICES <br />A. Public Works <br />Existing Sanitary Sewer Location <br />E. Ireland Road 8 -inch abuting the properties proposed to be annexed. <br />Ironwood Drive 24 -inch in the east right -of -way, approximately 300 feet south from <br />Ireland, thence south to Jackson Road in the west right -of -way. <br />The capacity of all sewers in the Annexation Area are capable of handling future tap -ins of <br />sanitary and storm sewers. Sanitary sewer service is available to the Annexation Area and may be <br />utilized at any time upon the request of the property owner, following the standard procedures of <br />the Board of Public Works. <br />
