Meadow Wood 11 Annexation Area <br />H. Tax Rate <br />The tax rates used are those of 1996 payable in 1997. <br />The Township Rate will decrease by $.5426 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund, the Fire Debt Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $7.024 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $6.4814 per $100.00 of assessed valuation. Table 2 <br />shows representative tax rate information as published by the St. Joseph County Auditor. <br />I. Assessments <br />Net Assessment 1996 payable 1997, St. Joseph County Auditor property tax records: <br />Net Assessment: $1,930.00 <br />J. Councilmanic District <br />The Annexation Area will be in Councilmanic District 1. <br />K. Hiring Plan <br />It is anticipated that this annexation will not result in the elimination of jobs for employees of any <br />other governmental entities. The German Township Trustee has been notified of this annexation. <br />SECTION III. MUNICIPAL SERVICES <br />A. Public Works <br />Sanitary sewer and City water are available from Field Pointe Subdivision. There are 6 -inch and <br />8 -inch water lines existing in Stone Briar Drive and Sandwood Drive. Stone Briar and Sandwood <br />Drives have existing 8 -inch sanitary sewers. <br />The City will provide new street lighting on annexed Brick Road within one year of the effective <br />annexation date. Other public improvements will be made at the expense of the developer. <br />The Department of Public Works will be able to maintain any additional public improvements <br />without additional capital expense. <br />
