Wal -Mart Portage Annexation Area <br />SECTION II. GENERAL DATA <br />A. Location <br />The Annexation Area is located 2,400' north of Cleveland Road on the west side of Portage Road. <br />See Map 1. <br />B. Legal Description <br />The Annexation Area is part of the Southwest Quarter of Section 22, Township 38 North, Range 2 <br />East, German Township, St. Joseph County, Indiana. For a complete legal description see Table 1. <br />C. Contiguity <br />The Annexation Area is at least 1/4 (25 %) contiguous to the current City limits: <br />Contiguous Non - Contiguous Total (approx.) <br />1,994.7 feet 1,800 feet 3,794.7 feet <br />53% 47% 100.00% <br />D. Size and Topography <br />The Annexation Area is approximately 12.2 acres. The area is relatively flat. <br />E. Buildings and Land Use <br />The site is an open area with a residential structure at the northeast corner. The intended use of the <br />site is for the development of a Wal -Mart store. The Annexation Area will be combined with <br />additional property to the south, already within the City of South Bend limits. <br />F. Zoning & Subdivisions <br />The site is currently zoned "R" Residential in unincorporated St. Joseph County. The petitioner <br />will be seeking a rezoning of the property upon the effective annexation of the site. The South <br />Bend Common Council will have final approval following established procedures for the zoning <br />of property. <br />The site is not subdivided, but will be required to be subdivided. <br />G. Population <br />There is one residential unit within the Annexation Area. <br />
