Kidder 11 Annexation Area. q <br />D. Size and Topography <br />The Annexation Area is approximately 43.56 acres. The topography is relatively flat. <br />E. Buildings and Land Use <br />The site is an open field. There are no structures on the site. The potential use of the site is for <br />industrial development. <br />F. Zoning & Subdivisions <br />The site is currently zoned "R" Residential in unincorporated St. Joseph County. The site is 100% <br />subdivided. The Area is proposed to be zoned "IP' Industrial Park upon annexation. <br />Kidder's Olive Road Minor Subdivision, Lot 3 Instrument # 9818752 <br />G. Population <br />There is no population within the Annexation Area. <br />H. Tax Rate <br />The tax rates used are those of 1997 payable in 1998. <br />The Township Rate will decrease by $.5091 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund, the Fire Debt Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $7.3263 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $6.8172 per $100.00 of assessed valuation.
