US 31 South Annexation Area 4 D. Size The Annexation Area is approximately 196.29 acres. E. Buildings and Land Use The Annexation Area has a variety.of buildings and land uses. There are approximately 33 residences, 5 vacant parcels, 32 commercial structures, one industrial user (AEP), a portion of a church property, and a portion of a cemetery. F. Zoning & Subdivisions The Annexation Area is currently zoned "R" Residential, "C" Commercial, `B" Business and "M" Manufacturing in unincorporated St. Joseph County. The Annexation Area will be at least 66% subdivided upon the effective date of the annexation ordinance. The Area is proposed to be zoned "A" Residential, "C" Commercial and "D" Light Industrial upon annexation. Population The population within the Annexation Area is approximately 82. H. Tax Rate The tax rates used are those of 1997 payable in 1998. The Township Rate will decrease by $.4098 per $100.00 of assessed valuation with the deletion of the Fire Fighting Fund and the Cumulative Fire assessments. The tax rate for the Annexation Area will increase by $7.3263 with the addition of the City and Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate.
