US 31 South Annexation Area 4 <br />D. Size <br />The Annexation Area is approximately 196.29 acres. <br />E. Buildings and Land Use <br />The Annexation Area has a variety.of buildings and land uses. There are approximately 33 <br />residences, 5 vacant parcels, 32 commercial structures, one industrial user (AEP), a portion of a <br />church property, and a portion of a cemetery. <br />F. Zoning & Subdivisions <br />The Annexation Area is currently zoned "R" Residential, "C" Commercial, `B" Business and "M" <br />Manufacturing in unincorporated St. Joseph County. The Annexation Area will be at least 66% <br />subdivided upon the effective date of the annexation ordinance. Population <br />The population within the Annexation Area is approximately 82. <br />H. Tax Rate <br />The tax rates used are those of 1997 payable in 1998. <br />The Township Rate will decrease by $.4098 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $7.3263 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $6.9165 per $100.00 of assessed valuation.
