Gregar /Beall Annexation Area 4 <br />E. Buildings and Land Use <br />There are currently two homes in the Annexation Area. The homes will eventually be tom down. <br />No specific land use is being proposed at the present time, but the land will most likely be <br />incorporated into a commercial or industrial development in the future. <br />F. Zoning & Subdivisions <br />The site is zoned "R" Residential in unincorporated St. Joseph County. It is proposed to be zoned <br />"SFI" Single - family Residential upon approval of the City Council and incorporation into the City <br />of South Bend. <br />G. Population <br />Four people reside in the Annexation Area. <br />H. Tax Rate <br />The tax rates used are those of 2003 payable in 2004. <br />The Township Rate will decrease by $.1142 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund, the Fire Equipment Debt Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $2.2954 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be 52.1812 per $100.00 of assessed valuation. Table] <br />shows representative tax rate information as published by the.St. Joseph County Auditor. <br />I. Assessments <br />2003 payable 2004, St. Joseph County Auditor property tax records: <br />Land: 528,200.00 <br />Improvements: S175,800.00 <br />Net: 5211;500.00 <br />J. Municipal Legislative District <br />The Annexation Area will be in the 1st District. <br />
