' Community Investment <br /> 1 <br /> lg Memorandum <br /> October 30, 2014 <br /> TO: Redevelopment Commission <br /> FROM: David Relos, Economic Resources <br /> J SUBJECT: Lots 2A& 2B Subdivision at Blackthorn <br /> Park Place Blackthorn LLC, the owner of lots 2A and 2B in Blackthorn Corporate Office Park, <br /> has requested they be allowed to subdivide their lots to allow the construction and sale of a <br /> third building on the property. <br /> These lots have two buildings, with a third foundation in the middle that straddles the property <br /> line of both lots. The foundation was poured in July 2002 with the intention to construct the <br /> building now proposed. <br /> i <br /> y <br /> This subdivision will allow a new building in Blackthorn to be built, which will be privately <br /> owned by the occupant. <br /> Per the Covenants of the Park, paragraph 3.1 states no lot shall be subdivided, unless <br /> approved by the Commission (paragraph 3.5). Further, paragraph 4.8 states no lot shall be <br /> less than 2 acres except where designated. Nearby lots are in the one acre range. <br /> At the October 22 annual Blackthorn Owner's Association meeting, members approved of this <br /> subdivision as shown in the attached exhibit. This subdivision will result in a middle lot of a <br /> little over 1/3 of an acre, with access to the parking area designed with this building in mind. <br /> Staff requests Commission approval of allowing lots 2A & 2B to be subdivided, and allowing <br /> the resulting middle lot to be at least 1/3 acre in size. <br /> li <br /> J <br /> 1 <br /> I <br /> 227 W.JEFFERSON BLVD.
