We have reviewed the <br /> record information we have available for this site as well as met with Area Plan to determine the <br /> optimal process for subdividing this property. After a preliminary review of the proposed layout for <br /> this new subdivision the Area Plan Commission has confirmed that a replat of this area would be <br /> allowed for this subdivision. <br /> The following items will need to be performed in order to prepare and process the replat of this area: <br /> • In accordance with the Title 865, Article 1, Chapter 12, of the Indiana Administrative <br /> Code ("Rule 12"), we are responsible for performing a boundary survey of the parcels <br /> that will ultimately become the replatted area. Rather than preparing a separate <br /> Certificate of Survey Plat, the required by "Rule 12" information will be included on the <br /> face of the replat. <br /> • The proposed lot lines will be drawn per the clients request and the replat will be prepared <br /> per the subdivision replat requirements for the City of South Bend. <br /> • There will be multiple meetings with the Area Plan Commission to ensure that all applicable <br /> requirements have been met. <br /> • Currently the zoning varies for the parcels that will comprise the replat.
