ARTICLE XIV <br />NOTICES <br />14.1 Manner of Giving. Whenever under this Lease a provision is made for <br />notice or demand of any kind, such notice shall be in writing, and it shall be deemed sufficient <br />notice and service if such notice is given by United States registered or certified mail, or by a <br />nationally recognized air courier and sent to: <br />In the case of Lessor to: <br />In the case of Lessee to: <br />Attention: <br />Attention: <br />14.2 Change of Address. Each party from time to time may change its address <br />for purpose of notice under this Article by giving to the other party notice of such change of <br />address. Any notice, demand or request given by the United States, registered or certified mail, <br />as provided herein, shall be deemed served on the date it is deposited in the United States mail or <br />with a nationally recognized air courier properly addressed and with postage fully prepaid. <br />ARTICLE XV <br />TERMINATION <br />15.1 Termination. In the event a new building is acquired by or for Lessee to <br />serve the purposes for which this Lease was intended, Lessee may terminate this Lease upon <br />thirty (30) days written notice to Lessor. <br />15.2 Surrender of Premises. At the expiration or termination of the subtenancy <br />created hereunder, whether by lapse of time or otherwise, Lessee shall surrender the Premises to <br />Lessor in the same condition that Lessee is obligated under this Lease to maintain the Premises, <br />including the surrender to Lessor of all improvements then located upon the Premises, other than <br />Lessee's signs, personal property and unattached equipment used in the operation of the business <br />conducted in the Premises (which items Lessee shall remove from the Premises prior to <br />surrender), as distinguished from those fixtures, machinery and equipment which are for the <br />general operation and maintenance of the Premises or the Building (which items Lessee shall <br />surrender with the Premises unless directed otherwise in writing by Lessor). Lessee shall repair <br />prior to surrender all damage to the Premises resulting from the removal of its signs, personal <br />property and unattached equipment. The obligations of Lessee under this Section shall survive <br />the expiration of the Term or the termination of this Lease. <br />15.3 Holding Over. If Lessee remains in possession of the Premises with the <br />written consent of Lessor after the expiration or termination of the subtenancy created hereunder, <br />and without the execution of a new lease or any further extension of this Lease, then Lessee shall <br />-10- <br />US.54381124.05 <br />
