That the location of said real estate with respect to <br />the gasoline filliig station immediately to its north at the southe <br />corner of McKinley Avenge and Ironwood Drive, and to the residence <br />property immediately to its south, resultsin the probability that <br />unless some type of professional or business use is made of the <br />above described real estate, such as is proposed herein, it will <br />continue to remain vacant and non- productive from a tax and <br />community standpoint. It is improbable that said real estate <br />would be occupied for residence purposes. Your petitioner further <br />shows that there is a need for outlying and neighborhood medical <br />and /or dental service in the section of the City of South Bend in <br />which the above described real estate is located. <br />5.
