Deldora Annexation Area <br />SECTION III. MUNICIPAL SERVICES <br />A. Public Works <br />0 <br />Sewer - A 12" diameter sanitary sewer exists on the Ireland Road frontage of the annexation <br />area. The sewer currently serves Irish Hills and Ruby Plaza. With the future development of <br />Ruby Plaza, the sanitary sewer may not have adequate capacity for the annexation area or <br />potential future eastward extensions. A study of the sanitary service in this area may be <br />necessary to determine required improvements. Any new sewer line would be done at the <br />petitioner's cost. <br />Water -The South Bend Water Works currently has a 12" water main on the south side of <br />Ireland Road. The water main will provide more than adequate service to the Annexation <br />Area. The water main does not extend all the way to the eastern end of the Annexation Area; <br />any necessary extension would be done at the petitioner's cost. <br />Extensions of, or taps into sanitary sewer and water lines shall be governed by I.C. 36- 9 -22 -2, <br />I.C. 8 -1.5 -3 and 4, and the rules and regulations of the South Bend Water Works and Sewer <br />Utility. <br />Street Lighting - If the developer wishes to construct and dedicate additional street lighting, <br />the City will accept it for maintenance and operation, supported by property tax revenue. <br />Waivers of Annexation - No waivers of right to remonstrate against annexation are in effect . <br />for this area. <br />Streets - Portions of the adjoining section of Ireland Road are already within City limits. The <br />annexation would add the balance of the Ireland Road right -of -way, plus approximately 178 <br />feet of the Queensboro Street right -of -way to the City. A traffic impact analysis including <br />existing or potential commercial frontage on Ireland Road between Ironwood Road and <br />Hickory Road is necessary to determine the need for traffic controls or other road <br />improvements for any access openings. Such improvements to Ireland Road, including the <br />provision of any turn lanes, would be done at the petitioner's cost. Development in this <br />annexation area will require curb and sidewalk on the south side of Ireland Road and any <br />necessary upgrades to the current roadside drainage system. Streets interior to the <br />development site are expected to be private.
