Deldora Annexation Area <br />E. Buildings and Land Use <br />I <br />The Annexation Area contains vacant single - family residential land. A planned unit <br />development, potentially to include commercial, office, and /or high- density residential uses, is <br />proposed. <br />F. Zoning & Subdivisions <br />The three properties in the Annexation Area are currently zoned "R" Single Family District in <br />St. Joseph County. With the annexation petition, the petitioner is seeking to rezone the <br />property to "PUD" Planned Unit Development District in the City. The Annexation Area does <br />not fall within any subdivisions of record. <br />G. Population <br />Zero (0) persons currently reside in the Annexation Area. The number of residents proposed <br />to live in the Annexation Area is subject to the amount of land developed for residential uses. <br />H. Tax Rate <br />The tax rates used are those of 2013 payable 2014. <br />The total tax rate for unincorporated Penn Township is 2.6172 per $100 of taxable real <br />estate. The total tax rate for South Bend Penn Township is 5.7143 per $100 of taxable real <br />estate. <br />Per HEA 1001, the tax caps expressed as a percentage of the gross assessed value for <br />different classifications of property are as follows, regardless of the property's location being <br />within South Bend or unincorporated St. Joseph County: <br />Property Type <br />Cap <br />Homestead Residential <br />1.0% <br />Non - Homestead Residential <br />2.0% <br />Agricultural <br />2.0% <br />Other (Commercial) <br />3.0% <br />
