South Bend Central Development Area <br />(10) continued... <br />Mr. Inks noted that items 6.B.(10) through <br />6.B.(14) are related to property acquisition in <br />the Coveleski neighborhood area. Mr. <br />Gibney gave the staff report on those items. <br />Mr. Gibney noted that the neighborhood <br />planning area extends from Western to <br />Jefferson and from Taylor to Main St. HOK, <br />the firm we hired to plan for the stadium and <br />the surrounding area, is preparing a request <br />for proposals for the Coveleski <br />Neighborhood Plan that will be sent to <br />approximately thirty regional development <br />firms. We will be doing this in the same way <br />we did with Eddy Street Commons. The <br />Coveleski Park Neighborhood Plan calls for <br />mixed use development, including <br />commercial, residential and the potential for <br />additional family sports and recreational <br />development. <br />319 S. William, 414 S. William, 416 Western <br />and the southwest corner of Wayne and <br />William are properties adjacent to properties <br />the Commission already owns. The owners <br />are willing to sell, and acquisition provides <br />the Commission with a large contiguous <br />parcel of land for reuse. The projected use of <br />this block is for new housing development. <br />Resolution No. 2481 establishes the offering <br />price for the southwest corner of Wayne and <br />William at $77,000, the average of two <br />independent appraisals. The owner of the <br />property is GMS. <br />19 <br />
