The Area Plan Commission at its public hearing on May 16, 2000, took the <br />following action: <br />Upon a motion by Lee Slavinskas, being seconded by Karl King and unanimously carried, the <br />proposed ordinance and site developwent plan of Voco, Inc. to zone from "R" Residential m the <br />County and "A" Residential, "A" Height and Area in the City of South Bend to "C" Commercial, <br />"A" Height and Area, property located at the northeast corner of Ironwood Road and Ireland <br />Road, City of South Bend is sent to the Common Council with a favorable recommendation, <br />subject to a final site development plan showing no automotive uses near Ireland Road and <br />effective screening between this development and the homes to the south as well as no restriction <br />of the storm water flowing through th>IS site to the City's retention basin. This zoning and use is <br />in keeping with the other uses at this intersection. Because of the residential uses in the area and <br />the intense use of the site, however, it is the Commission's opinion that the site plan needs to be <br />amended to protect these homes. If automotive uses are approved they should be located on the <br />north side of the lot and the entire site screened from residential districts. <br />The deliberations of the Area Plan Commission and points considered in arriving at the above <br />decision are shown in the minutes of the public hearing, and will be forwarded to you at a later <br />date to be made a part of this report. <br />Attached, for your consideration in the review of this matter, is a copy of the Area Plan <br />Commission's Staff Report. <br />Si erely, <br />~~aZ~~` <br />~~~D <br />obert W.
