'~ _. <br /> STAFF REPORT May 8, 2000 <br />Anastacia Griner 1982-00 <br />Location: 1515 Kemble Street <br />City of South Bend <br />REQUESTED ACTION• The petitioner is requesting a zone change <br />ht and Area <br />"F" Hei <br />l <br />i <br /> g <br />, <br />a <br />from "D" Light Industr <br /> to "A" Residential, "F" Height and Area to <br /> allow a single family home. <br />EXISTING LAND USE• The property currently contains a single <br /> family home. <br />SURROUNDING LAND USE AND ZONING: Located to the north, east and south are <br /> single family homes zoned "D" Light <br /> Industrial; and to the west are businesses <br /> zoned "D" Light Industrial. <br />ACCESS- Access to the site is from Kemble Street. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: <br />SITE DATA• The total site to be rezoned is 6,100 square <br /> feet. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, flood hazards, wetlands or <br /> environmental hazard areas are present. <br /> A site plan is not required for rezonings to <br />SITE PLAN: "A" Residential. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION• <br />Based on information available prior to the <br /> public hearing, the staff recommends that this <br /> petition be sent to the Common Council with a <br /> favorable recommendation. The petition <br /> property is surrounded by single family homes <br /> on a residential street.
