staff Report <br />4/3/2014 <br />State statues and the South Bend Zoning Ordinance require that certain standards must be <br />met before a variance or Special Exception Use can be approved. These standards are <br />attached and made part of the staff report. <br />Recommendation: <br />Based on information available prior to the public hearing the staff recommends that this <br />petition be sent to the Common Council with a favorable recommendation. The staff <br />recommends approval of the three variances. <br />Analysis: <br />The rezoning to GB General Industrial District will allow the site to host businesses that <br />can co -exist within a small, mixed -use industrial park. The variances meet the standards <br />for approval by accommodating the existing parking layout and landscaping on the lot. <br />APC # 2700 -14 Page 3 of 3 <br />
