SOUTH BEND, INDIANA 46601 (574) 235 - 9571 <br />Wednesday, April 16, 2014 <br />The Honorable Council the City of South Bend <br />4th Floor, County-City Building <br />South Bend, IN 46601 <br />RE: A combined public hearing on a proposed ordinance of Davis Traub Real Estate LLC to zone from GI <br />General Industrial District to GB General Business District, and seeking the following three variances: 1) <br />from the required Type A perimeter landscaping to existing trees as shown on site plan; 2) from the required <br />24 foot drive aisle to 15.5 feet; and 3) from the required 6 foot wide foundation landscaping area to existing <br />foundation landscaping area, property located at 4525 South Burnett Drive, City of South Bend - APC# 2700- <br />14. <br />Dear Council Members: <br />I hereby Certify that the above referenced ordinance of Davis Traub Real Estate LLC was legally advertised on <br />Thursday, April 03, 2014 and that the Area Plan Commission at its public hearing on Tuesday, April 15, 2014 took <br />the following action: <br />Upon a motion by John DeLee, being seconded by Daniel Brewer and unanimously carried, a <br />proposed ordinance of Davis Traub Real Estate LLC to zone from GI General Industrial District to GB <br />General Business District, property located at 4525 South Burnett Drive, City of South Bend, is sent to <br />the Common Council with a favorable recommendation. The rezoning to GB General Industrial <br />District will allow the site to host businesses that can co -exist within a small, mixed -use industrial <br />park. <br />The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown <br />in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. <br />Sincerely, <br />-,1-4, w <br />John W.
