7 <br />2. Corner lots shall in no case be less than sixty - <br />five (65) feet in width at the building line nor <br />contain less than seven thousand (7,000) square <br />feet in area. <br />3. Residential lots not served by public sewer and <br />water shall be not less than eighty (80) feet in <br />width at the building line nor less than ninety - <br />six hundred (9,600) square feet in area. Where <br />there is no public sewer but public water is pro- <br />vided, residential lots shall be not less than <br />sixty (60) feet in width and shall contain not <br />less than seventy -two hundred (7,200) square feet <br />in area. <br />4. The depth to width ratio of the useable area, i.e., <br />the area which is not unuseable for normal building, <br />service, recreational, or similar activities by <br />reason of the existence of geologic, topographic, <br />drainage, or other similar conditions, of a lot <br />in a residential district shall be a maximum of <br />two and one -half (2.5) to one (1.0) except where a <br />variance becomes necessary for the purpose of <br />using up odd shaped parcels. <br />5. Side lines of all lots shall be at right angles <br />or radials to street lines. <br />6. Every lot shall abut on a public street. <br />7. Double frontage lots shall be avoided except where <br />essential to provide separation of residential <br />development from traffic arteries or to overcome <br />specific disadvantages of topography and orienta- <br />tion. A planting screen easement of at least <br />ten (10) feet in width, across which there shall <br />be no access, shall be provided along the line <br />of lots abutting such traffic arteries or other <br />disadvantageous use. <br />8. Where larger than normal lots are proposed, they <br />shall be of such shape and dimensions that future <br />streets may be platted along lot lines. <br />9.
