ORDINANCE <br />AN ORDINANCE AMENDING ORDINANCE NO. 3702, <br />COMMONLY KNO14N AS THE ZONING ORDINANCE <br />OF THE CITY OF SOUTH BEND, INDIANA <br />AS AMENDED <br />BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY OF SOUTH BEND, <br />INDIANA: <br />Section 1: <br />That Ordinance No. 3702, as amended, commonly known as <br />the Zoning Ordinance of the City of South Bend, Indiana be <br />amended by the addition thereto of the following Section,to wit: <br />SECTION 3 -B <br />"A -2" Planned Residential District <br />1. <br />In the "A -2" District lands and buildings may be used and <br />1 <br />2. <br />buildings erected or structurally altered for the following <br />2. <br />3. <br />use only: Planned Residential Developments, provided that an <br />3. <br />4. <br />exception permitting such use is granted by the Board of Zoning <br />4. <br />5. <br />Appeals under the provisions of Section 18 and further provided <br />5. <br />6. <br />that the following intent and requirements are complied with. <br />6. <br />7. <br />7. <br />8. <br />1. Intent: the intent of this section is to permit <br />8. <br />9. <br />more flexibility in a large -scale development thru land <br />9. <br />10. <br />use controls that foster good environmental design with- <br />10 <br />11. <br />out violating the constitutional requirements of uniform <br />11 <br />12. <br />classification and adequate standards; that permit planned <br />12 <br />13. <br />residential developments in accordance with =the Comprehen- <br />13 <br />14. <br />sive Plan of the City; that permit a variety of housing <br />14 <br />15. <br />accomodations including single- family detached, two - family <br />15 <br />16. <br />and multi family dwellings, and land uses in imaginative <br />16 <br />17. <br />and orderly physical and esthetic relationship to one <br />17 <br />18. <br />another; that permit the grouping and preservation of open <br />10 <br />19• <br />space, school sites, recreation areas and lands for other <br />19 <br />20. <br />public, semi - public (including churches) and private <br />20. <br />21. <br />purposes; that permit the development of an area rather <br />21 <br />22. <br />than individual lot development. No particular develop- <br />22 <br />23• <br />24. <br />ment shall necessarily include all the requirements set <br />23 <br />forth above. <br />24 <br />
