The properties are adjacent to properties <br />owned by the Redevelopment Commission and are presently available for purchase from <br />the property owners. The adjacency and the availability are the key reasons why staff is <br />requesting that these properties be purchased at this time. <br />Resolution 2481: GMS Parcel (SW Corner of Wayne & William) <br />Resolution 2482: Shaw/Park Parcel (319 S. William) <br />These parcels are adjacent to each other and surrounded by parcels owned by the <br />Commission. The GMS Parcel is an overflow storage parking lot that was used by Gates <br />for storage of vehicles. With the departure of Gates, this fenced lot is no longer needed by <br />Gates. The parcel takes up an entire quad of the block. The average appraised value of <br />the parcel is $77,000.00 and it is staff's understanding this is an acceptable value. Upon <br />ownership, the site will be cleared, leveled and seeded for future residential development. <br />The Shaw/Park parcel is south of the GMS parcel and north of the Henderson house <br />purchased by the Commission this summer. The parcel was the family home site of the <br />Shaw family, but when the family moved from South Bend in 1973, the house was torn <br />down and the site was leveled. The average appraised value of the parcel is $7,250.00 and <br />the property owners are willing to settle at that amount. The site, and the adjacent <br />Henderson parcel, will be cleared, leveled and seeded for future residential development. <br />Resolution 2489 Zubkoff Parcel (414 5. William) <br />Resolution 2495 Richey's Radiator Parcel (416 W Western) <br />Resolution 2496 Counter offer <br />Both of these parcels are adjacent to land owned by the Commission on the Gates Chevy <br />World block just north of the stadium.
