STAFF REPORT February 12, 2001 <br />Memorial Hospital of South Bend, Inc. 2055-01 <br />Location: 814 and 816 N. Main Street <br />City of South Bend <br />RE UESTED ACTION: The petitioner is requesting a zone change <br />from "A" Residential, "A" Height and Area to <br />"C" Commercial, "F" Height and Area to allow <br />an employee parking lot. <br />EXISTING LAND USE: <br />The property currently is vacant. <br />SURROUNDING LAND USE AND ZONING: Located to the north and south are parking <br /> lots zoned "C" Commercial, "F" height and <br /> area; to the east is an office building zoned <br /> "C" Commercial, "F" height and area; and to <br /> the west is a parking lot zoned "A" <br /> Residential, "A" height and area. <br />ACCESS: Access to the site is from Main Street. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br />SITE DATA: The total site to be rezoned is 9,900 square <br /> feet. Of that,the parking and drives will <br /> occupy 8,820 square feet, or 89 percent of the <br /> site; and 1,080 square feet or 11 percent of <br /> the site will remain as open space. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> flood hazards, wetlands or environmental <br /> hazard areas are present. A public well is <br /> located east of the site. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS• <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation, subject to a final <br />site plan. This rezoning would allow an <br />expansion of an existing parking lot which is <br />located to the north and south of this <br />property. <br /> <br />
