L 0a, �2 -i`-I <br />ORDINANCE NO. <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE AND REQUESTING A SPECIAL <br />EXCEPTION FOR PROPERTY LOCATED AT 1012 Talbot Street, South Bend, Indiana 46617, <br />COUNCILMANIC DISTRICT 4 IN THE CITY OF SOUTH BEND, INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />PETITIONER SEEKS CHANGE IN ZONING FROM SINGLE FAMILYAND TWO FAMILY (SF2) TO <br />URBAN CORRIDOR MULTI-FAMILY(MFI) WITH SPECIAL USE EXCEPTION FOR GROUP <br />RESIDENCE TO BE USED BY STUDENTS. <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City of South Bend, <br />Indiana as follows: <br />SECTION 1. Ordinance No. 9495 -04, as amended, which ordinance is commonly known as the Zoning <br />Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning <br />classification of the following described real estate in the City of South Bend, St. Joseph County, State of <br />Indiana: <br />1012 Tallbot Street, South Bend, Indiana 46617, Key # 018 -5095 -3376, Lot 46 Talbots Plat <br />be and the same is hereby established as Urban Corridor Multi - Family (MFI) District <br />SECTION II. That a Special Exception for group residence in a urban corridor mutli family (MFI) <br />zoning district is hereby granted subject to a site development plan hereby attached and made a part of <br />this Ordinance and which site plan contains and lists all conditions, if any, of approval. <br />SECTION III.
