Agreement Contract <br />This Agreement contract is set forth, per signing date below, between Eric A Boyd <br />(hereafter known as "buyer") of 1207 W. Thomas St., South Bend, IN 46801 and <br />Brian L. Margolis of BLM GROUP LLC (hereafter know as "seller") of 4891 Torlda . <br />Way,.Yorba Linda, CA 92886. <br />The buyer promises to pay the sum of $4,298.04 to the seder for properties located <br />at: 1240 W. Thomas St., South -Bend, IN 46601 and 530 Alien St:, South Bend, IN <br />46601, for the said and agreed amounts itemized below. <br />Property Address Base Amount + 2010 Taxes = Subtotal Amount Due <br />1240 Thomas St. $1,000.00 + $1,227.24 = $2,227.24 + *Is Aste ew ire ,.t. <br />530 Allen St. $1,100.00 + $ 970.80 =$.20� r *76Trhspscrw tom•. <br />Total Due= $4,298.044 -1/3^'00 <br />As agreed, Brian L. Margolis of BLM Group LLC, as seller, in understanding this <br />contract, does the foilowing acts: <br />1) pays the 2010 Property Taxes due in 2011, as listed above, with promised <br />reimbursement from Erick Boyd; <br />2) secures the Tax Sale Deeds for the above properties by submitting the receipt for <br />said properties and their corresponding Tax Sales Certificates <br />3) transfers the Tax Sale Deed to Said Property at 530 Allen St, upon receipt of <br />$2,070.80; and <br />4) holds the Tax Sale Deed to Said Property at 1240 Thomas St. for not less than <br />four (4) months and not more than six (6) months until receipt of <br />$2,227.24:- - <br />As agreed, in addition to Eric A. Boyd, as buyer, purchasing the properties for a total <br />of $4,298.04, he, as the buyer, wilt pay any and all additional expenses related to <br />any of the two properties, including, but not limited to those related to the City of <br />South Bend Department of Code Enforcement's current court filings. <br />B an L.
