EXCERPTS FROM THE AREA PLAN COMMISSION SPECIAL MEETING HELD <br />JUNE 7, 1966 <br />2. A proposed ordinance and site development plan of <br />Clarence W. Dockery to rezone from "C =1" Commercial Use <br />and "A" Height and Area District to "C" Commercial Use <br />and "A" Height and Area District a tract of land lying <br />approximately 296 feet North of McKinley Avenue on the <br />WEst side of Hickory Road. <br />There appeared John Montgomery, attorney, representing the <br />petitioners. He described the present zoning in the <br />surrounding area and stated that the petitioners desire to <br />operate a Pizza Restaurant on this property, that the <br />restaurant will seat 90 people and that the off — street <br />parking would be provided in conjunction with the Dockery <br />Shopping Center which is being developed on property <br />surrounding the tract to be rezoned. Mr. Montgomery <br />explained that this narrow tract had been left C -1 Commercial <br />when the surrounding property was zoned commercial in order <br />to protect a residence which has since been removed. <br />Mr. Montgomery also informed the Commission that the site <br />development plan contemplates any widening that might be <br />done to Hickory Road. <br />No one appeared in remonstrance. <br />After due consideration it was moved by Mr. Fitterling, <br />seconded by Dean Royster that since the proposed use is <br />compatible with the future land use plan previously approved <br />and based on studies carried out recently for the area, <br />the ordinance and site development plan be recommended <br />favorably to the Common Council. Motion unanimously carried. <br />The Commission further directed the Secretary to indicate <br />to the City Engineer that the Commission feels the number <br />of proposed entrances and exits to the Dockery Shopping <br />Center should be kept to a minimum with preferably not more <br />than a total of 2 such openings. <br />
