Ford Street <br />City of South Bend <br />REQUESTED ACTION: The petitioners are requesting a zone change <br />from "C" Commercial, "D" Height and Area to <br />"A-1" Residential, "D" Height and Area to <br />allow a duplex. <br />EXISTING LAND USE: The property currently contains a vacant mixed <br />used structure. <br />SURROUNDING LAND USE AND ZONING: Located to the north is a private club zoned <br />"C" Commercial, "D" height and area; to the <br />east is vacant land and a single-family home <br />zoned "C" Commercial, "D" height and area; to <br />the south are single-family homes zoned "B" <br />Residential, "A" height and area; and to the <br />west is a multi-family dwelling unit and a <br />single-family home zoned "C" Commercial, "D" <br />height and area. <br />ACCESS: Access to the site is from Ford Street. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />SITE DATA: The total site to be rezoned is 3,600 square <br />feet. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, flood hazards or wetlands are <br />present. However, a confirmed contamination <br />site is located south of the site. <br />SITE PLAN: A site plan is not required for rezonings to <br />"A-1" Residential. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. The proposed. <br />• rezoning to "A-1" Residential represents a <br />downzoning, and will be more compatible with <br />the residential area than the commercial uses <br />that could be developed under the existing "C" <br />Commercial zoning. <br />
