W6 <br />Rear Yard: There shall be a rear yard having a minimum <br />depth of twenty -five (25) feet. See Section 17, (g) and <br />(h). <br />Side Yard: Each lot shall have two side yards <br />LOTS OF RECORD ON JUNE 13 1949. On a lot of record on <br />June 13, 1949 there shall be a side yard on each side of <br />a principal building of not less than 5 feet in width. See <br />Section 17, (h). However, on a lot of less than 40 feet <br />in width and of record on June 13, 1949, each side yard may <br />be reduced to not less than 12 per cent of the width of the <br />lot at the building line. <br />LOTS RECORDED AFTER June 13 1949. On any lot 50 feet or more <br />in width at the building line and recorded after June 13, 1949, <br />there shall be two side yards which shall have a minimum <br />combined width of 30 per cent of the lot width at the building <br />line or 18 feet, whichever is the greater; the smaller of the <br />two side yards shall be not less than 10 per cent of the total <br />lot width or 6 feet, whichever is the greater. <br />LOTS UNDER 50 FEET IN WIDTH RECORDED AFTER JUNE 131 1949. On <br />any-lot less than 50 feet in width at the building line and <br />recorded after June 13, 1949, there shall be two side yards <br />which have a minimum combined width of 35 per cent of the lot <br />width; the smaller of the two side yards shall be not less <br />than 7 feet. <br />11, 1y55. ir, at the time or original construction or a <br />principal dwelling a garage or carport is attached, the side <br />yard requirements of this ordinance shall be met. If, at <br />the time of original construction of the principal dwelling <br />a garage or car port is not attached thereto, the side yard <br />requirements of this ordinance shall be met, provided, however, <br />that one side yard shall be not less than twelve (12) feet in <br />width. <br />CORNER LOTS. On a corner lot the least width of any side <br />yard along the side street lot line shall be 25 per cent <br />of the width of the lot at the building; line, but in no <br />case shall this requirement reduce the least width to <br />less than 10 feet nor require more than 25 feet setback, <br />provided that on a corner lot less than 40 feet in width <br />and of record on June 13, 1949, the buildable width need not <br />be reduced to less than 70 per cent of the width of the lot <br />at the building line. <br />
