17 <br />SECTION 8. <br />Non - Conforming Uses <br />A. The lawful use of land existing at the time of the <br />passage of this ordinance, although such use does not con- <br />form to the provisions hereof, may-be continued, but if such <br />non - conforming use is discontinued, any future use of said <br />premises shall be in conformity with the provisions of this <br />ordinance. <br />B. The lawful use of a building existing at the time <br />of the passage of this ordinance may be continued, although <br />such use does not conform with the provisions hereof, and such <br />use may be extended throughout the building, provided no <br />structural alterations, except those required by law or ordi- <br />nance, are made therein. If no structural alterations are <br />made, a non - conforming use of a building may be changed to a <br />use permitted in the same use district as that which the <br />existing use is permitted or to a more restricted district <br />according to the provisions of this ordinance. <br />C. Whenever a use district shall be hereafter changed, <br />any then existing non- conforming use in such changed district <br />may be continued or changed to a use permitted in the same <br />use district as that in which the existing use is permitted, <br />provided all other regulations governing the new use are <br />complied with. <br />D. Whenever a non - conforming use of a building has <br />been changed to a more restricted use or to a conforming use, <br />such use shall not thereafter be changed to a less restricted <br />use. <br />SECTION 9. <br />Height and Area District Regulations <br />A. In order to regulate and limit the height of build- <br />ings hereafter erected or structurally altered; to regulate <br />and determine the area of yards, courts and other open spaces <br />about buildings, and to regulate and determine the intensity <br />of use of land and lot areas, the City of South Bend is hereby <br />
