South Bend Redevelopment Commission <br />Regular Meeting — Thursday, December 12, 2013 <br />6. NEW BUSINESS (CONT.) <br />B. Airport Economic Development Area <br />(1) Contract for Purchase and Sale of Land with Curtis Products (Bosch facility) <br />Mr. Fielding noted that the Redevelopment Commission (RDC) took ownership of the <br />former Bosch/Honeywell property located at 401 North Bendix with the intention of <br />entering into a long -term lease with Bosch. Bosch effectively terminated its lease with the <br />RDC as of 12/31/2012 and DCI immediately began to market the building to prospective <br />companies. <br />DCI has been in negotiations with Curtis Products to relocate and expand its operations to <br />this site since late Spring 2013. In the meantime, DCI /RDC has been paying all management <br />and holding costs on the property (approximately $30,000 per month) while extensive <br />environmental testing has been completed on the site. <br />In an effort to alleviate the high monthly holding costs and pass responsibility for <br />routinelongoing maintenance to the purchaser we have agreed to share costs for Curtis to <br />manage the property and pay all security and utilities. The payment of $52,000 will be made <br />to Curtis at closing to cover a portion of their expenses for quarter 1 of 2014. <br />The executed purchase agreement is being presented for consideration. <br />Upon a motion by Mr. Varner, seconded by Mr. Downes and unanimously carried, the <br />Commission approved the Contract for Purchase and Sale of Land with Curtis Products <br />(Bosch facility). <br />(1) (a) Proposal for professional services with Progressive Engineering for an ALTA <br />survey of the Bosch facility (401 S. Bendix) <br />Mr. Relos noted that to facilitate the sale of the Bosch facility, a survey of the property is <br />needed. The fee for this proposal is $4,950. Staff recommends approval. <br />Upon a motion by Mr. Downes, seconded by Mr. Varner and unanimously carried, the <br />Commission approved the proposal from Progressive Engineering for the scope of services <br />and fee proposed. <br />(2) Resolution No. 3190 approving and authorizing the execution of an amendment to the <br />Addendum to the Maser Agency Agreement (Ignition Park Phase 1B Infrastructure — <br />Supplement #1) <br />Mr. Divita noted that Resolution No. 3190 approves an Amendment to the Master Agency <br />Agreement for Ignition Park Phase 1B Infrastructure (Supplement #1) for Ignition Park <br />Infrastructure Phase 1 B construction documents.
