STAFF REPORT June 10, 2002 <br />Initiated by the Common Council, City of South Bend 2145-02 <br />Location: located at the intersection of <br />Ameritech Drive and Parkland Drive, Lots <br />9, 10, and 11 of U.S. 31 Industrial <br />Park, Section 2, and Lots 11, 12, and 13 <br />of U.S. 31 Industrial Park Section 4 <br />City of South Bend <br />RE UESTED ACTION: The petitioners are requesting a zone change <br />from "IP" Industrial Park to "D° Light <br />Industrial, "A" Height and Area to allow all <br />uses permitted within the "D" Light Industrial <br />Zoning Classification. <br />EXISTING LAND USE: The property is currently vacant land. <br />SURROUNDING LAND USE AND ZONING: Located to the north is agricultural land <br />zoned "R" Residential in the County; to the <br />east are industrial businesses zoned "IP" <br />Industrial Park and "D" Light Industrial, "A" <br />height and area; to the south is an industrial <br />business zoned "IP" Industrial Park; and to <br />the west is the U.S. 31 Bypass. <br />ACCESS• Access to the site is from both Ameritech <br />Drive and Parkland Drive. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />SITE DATA• The total site to be rezoned is 17 acres. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, flood hazards, wetlands or <br />environmental hazard areas are present. <br />SITE PLAN• A site plan is not required for rezonings <br />initiated by the Common Council. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. Within the <br />` immediate area there are other properties that <br />are currently zoned "D" Light Industrial and <br />therefore it is the staff's opinion that the <br />proposed zoning and allowable uses within the <br />"D" Light Industrial Zoning District are <br />reasonable for these properties. <br />
