Land Use <br />The dominant land use in the neighborhood is residential. As noted in the history section, much of the neighborhood is in one of four historic <br />districts and there are many historic homes in the area. The development pattern in the area is primarily short blocks arranged in a grid pattern <br />with large homes on relatively small urban lots. The block pattern varies somewhat in the area between the river and Portage Avenue, with a <br />more rigid grid pattern between Portage Avenue and Lincoln Way West Parking is generally in the rear of the home, rather than an attached <br />front - loading garage. <br />Commercial uses are scattered along Portage Avenue and are the dominant land use on Lincoln Way West Portage Avenue runs diagonally <br />through the neighborhood, while Lincoln Way West forms the southern boundary of the neighborhood. The east side of the neighborhood is <br />home to Memorial Hospital and South Bend Medical Foundation and its associated buildings and parking facilities. <br />Leeper Park and the area along the south bank of the St Joseph River are in park use. Madison Primary Center is a school located adjacent to <br />Leeper Park. The western boundary of the neighborhood is the rail corridor that presents an opportunity for future rails to trails, parallel to <br />Diamond Avenue. <br />Streets in the neighborhood generally have sidewalks and most of the neighborhood is very walkable. Downtown South Bend is within <br />reasonable walking distance and there are sidewalks connecting the neighborhood to downtown. <br />
