Water Service: Water service has been extended into the area and by <br />means of a grid system of 4" service mains all of the mobile home <br />sites will have city water service. Since the entire water distri- <br />bution system in the area was constructed and financed by the <br />developers of the park the Water Department will not have a capital <br />investment. <br />Sewer Service: The entire area will be served by sanitary seers. <br />A 24" sanitary sewer was constructed across Mayflower Road into the <br />development from which a system of 12" and 10" laterals spread out <br />in the park area serving each of the 232 mobile home lots. The entire <br />sanitary sewer system was constructed by the developers; therefore <br />there is no capital investment by the City and consequently no cost <br />and no maintenance responsibilities. <br />Storm Water: All storm water is collected in a series of ponding <br />areas that are systematically drained off into a retention basin all <br />in the area. The basin is drained by a 24" culvert through a lined <br />ditch to the Kankakee River. The curve of escalating costs may increase the <br />future cost; however, the accompanying increase in tax rates and <br />taxable property would more than offset these increases. <br />_::e proposed annexation is within the limits as established by the <br />area Plan Commission Study of 1966, and we believe the annexation to <br />be in the best interest of the City of South Bend. <br />NOTES: Using an average mobile home family count of 2.5 people per <br />unit, the present population is about 250 with a population density <br />of 3.15 people per acres. When all of the 232 spaces are occupied <br />the population will be 580 with a population density of 7.31 people <br />per acre. <br />8.7 acres zoned commercial <br />79.3 acres zoned mobile home park with 232 spaces <br />25.55% of the perimeter is contiguous to the present city <br />limits. <br />
