E. Site Plan Reouirements <br />1. Preliminary or Sketch Plan. A preliminary or sketch plan <br />shall be submitted with the zoning petition to indicate <br />the petitioner's intent relative to the general land use <br />and circulation arrangement and also show the following: <br />a. A typical arrangement of lots along a street with dimensions. <br />b. Tabulated data stating acreage of site, number of lots, <br />density - -gross and net, percentage of land in open space, <br />percentage covered (including walks, patios, roofs, <br />streets, etc.) <br />C. Dimensioned cross section of the entrance roads. <br />d. Soil map. <br />e. Location of adjacent streets and sanitary and storm <br />sewers within one mile. <br />2. Final Development Plan. A final development plan shall be <br />submitted within two (2) years of the date of the rezoning to <br />B -1. No building permit shall be issued until a final <br />development plan has been given approval by the Area Plan <br />Commission and such approval marked or stamped on said plan <br />with the Commission's seal of approval. <br />The final development plan shall show the following: <br />a. The proposed title of the project and the name of the <br />engineer, architect, or landscape architect, and the <br />developer. <br />b. North point, scale and date. <br />C. Existing zoning and zoning district boundaries. <br />d. The boundaries of the property involved, all existing <br />easements, section lines, and property lines, existing <br />streets, buildings,.watercourses, waterways, or lakes, <br />and other existing physical features in or adjoining the <br />project. <br />e. Topography of the project area. <br />f. The location and sizes of sanitary and storm sewers, <br />water mains, culverts, and other underground structures <br />in or near the project. <br />g. The location, dimensions, and character of construction <br />of proposed streets, alleys, driveways, curb cuts, <br />entrances and exits, loading areas, parking areas (includ- <br />ing numbers of parking and loading spaces), outdoor <br />lighting systems, storm drainage and sanitary facilities. <br />h. The location and dimensions of proposed lots, setback <br />lines, and easements. <br />(6) <br />
