EXHIBIT A <br />ATTACHMENT TO FORM SB -1 STATEMENT OF BENEFITS <br />REAL PROPERTY IMPROVEMENTS AND PERSONAL PROPERTY <br />INNOVATION PARK AT NOTRE DAME <br />Innovation Park at Notre Dame ( "IP @ND "), in collaboration with the University of Notre <br />Dame and the City of South Bend, will build and operate incubator facilities to house tenants and <br />assist them with research and commercial development of new technology -based products and <br />services. IP @ND will be located on a 12 -acre undeveloped site immediately southeast of the <br />University of Notre Dame campus, bordering Edison Road, South Bend Ave. (State Road 23) <br />and the new northern extension of Twyckenham Ave. <br />Phase I of the development will begin in the early fall of 2008 with the construction of a <br />facility of approximately 54,000 square feet on three levels, with a reception area, administration <br />space and incubator facility of approximately 6,000 square feet on the first level. The second <br />and third levels will be designed as build -to -suit tenant areas for general office space and dry or <br />wet lab configurations. The expected cost of developing Phase I has been estimated to be in the <br />range of $10 -15 million. <br />The plan calls for many of the technology park services to be provided by separately <br />funded offices and programs, thus permitting IP @ND to be operated by one executive officer <br />and a small support staff. The entity that will operate Innovation Park at Notre Dame will be <br />organized as a non - profit Indiana corporation and will seek exempt status under section <br />501(c)(3) of the Internal Revenue Code. The facilities housing IP @ND will be owned by the <br />University of Notre Dame and will be leased to IP @ND. <br />Tenants in the park are expected to include: <br />• Start-up companies based on intellectual property or technology platforms emerging from <br />Notre Dame, or in collaboration with another university or college in the region. <br />• Start-up companies recruited from other parts of the US or from other countries seeking <br />to harness the intellectual property or a technology platform at Notre Dame. <br />Page 1 of 23 <br />
